Career Summary

Richard’s career spanning fifty years activity in the commercial real estate industry includes tenant representation and consulting for a multitude of Fortune 500 companies.  He has sold or leased more than 260 office and industrial buildings totaling over 21 million square feet and developed six industrial parks and numerous residential subdivisions.  Having formed Richard A. Pain & Co., in August of 2002, after retiring from Grubb & Ellis Co., he has focused his interest in the assemblage of residential and mixed-use PUD developments and has completed joint ventures with a combined development cost exceeding $50,000,000.

Richard Pain’s vast experience in all phases of brokerage and development result in creative approaches and solutions to complex real estate transactions.

2002-Present      Richard A. Pain & Co. President

  • Assembled and transacted multiple, mixed-use developments including the 450 unit Parkside Community in Douglasville, GA by KB Home, the 100 acre, mixed-use Shoal Creek Community in Dawsonville, GA and Maple Street Commons in Carrollton, GA, a 126 acre mixed-use development in Carrollton, GA. 

  • In addition he oversaw brokerage or acted as principle in numerous office, industrial and hotel development & investment transactions.

 

1997-2001    Grubb & Ellis Company, Senior Vice President

  • Sold/Leased 40 million dollars in investment and industrial properties in the Atlanta area.

 

1993-1996    Equis Corporation, Chicago, IL, Industrial Real Estate Consultant

 

1977-1992          Co-Founder of Pain/Wetzel

One of Chicago’s Premier Industrial Brokerage Firms

  • Co-Founder of Corporetum Development Company, Lisle, IL Developed Corporetum Office Campus and Corporetum Office Towers in Lisle, IL. Leased and subsequently sold approximately 650,000 square feet of Class A office buildings. This development won the 1985 Chicago Land Suburban Development of the Year award.

  • Co-Owner of General Warehouse and Transportation Co.
